Description

King's Arms Flats, located at 28 George Street in Oban, is a four-storey and attic Scots Baronial hotel built in 1888. The building features squared and snecked sandstone walls with ashlar dressings and details, and a rubble end gable wall on the north side.

On the west elevation facing George Street, there is a central round-arched entrance doorway with architrave, flanked by panelled pilasters. Large basket-arched openings are located on either side of the doorway, above which is a projecting balcony with a cornice and a balustraded parapet, supported by large carved stone brackets. A corbel-table is present at the third floor in the first and second bays, topped with a crowstepped gable and a finial at the apex. The first floor features a canted oriel window in the first bay and a tripartite oriel window with sidelights in the third bay, both adorned with cornices and lighter balustraded parapets. A doorway leads to the balcony at the center, while the fourth bay has a bipartite window at the third floor and a round-arched window in the gablehead, both with pediments and corniced cills featuring carved decoration below.

The rear elevation includes a four-storey modern extension with plate glass timber sash and case windows, and glazed upper panels on the balcony door with a two-pane fanlight above. The west roof pitch is grey slated, with modern lead dormers and artificial slates on the rear pitch. The north gable has stone skew copes with scrolled skewputts and a corniced ashlar multi-flue stack at the apex. Additionally, there are cast-iron downpipes and a hopper at the eaves to the right of the third bay.
