Description
This is a mid-19th century Italianate villa, originally with a belvedere tower, situated on Rosneath Road in Cove. The villa is two storeys over a raised basement and has a rectangular plan, with the tower rising behind against the cliff face, though it is now in poor condition. The exterior is stuccoed with painted stone margins and dressings.
The west-facing main elevation presents five bays, arranged in a near-symmetrical fashion. A full-height canted bay dominates the centre, featuring a bipartite arched window at ground level and a blank plaque above. A tripartite window is centrally positioned on the principal floor, with single windows flanking it; a bipartite window sits at the centre of the second floor, accompanied by single windows to either side. An entrance bay is located to the left, accessed by ashlar steps with a pierced stucco balustrade leading to a pilastered and corniced door. A blind balconette, supported by paired consoles, is above the door, with a bipartite window above that. A full-height bow extends to the outer left, with regularly spaced windows and a continuous bracketted lintel on the principal floor. The penultimate bay to the right features a round-arched window at ground level, and two windows on the principal and second floors. A full-height canted bay occupies the outer right, with symmetrically disposed windows and round-headed windows at ground level.
The south-facing elevation consists of a blank wall to the left and a shallow canted bay to the right, upon which a modern fire escape is built. A door is located immediately to the left of the bay.
The windows are plate glass sash and case. The roof is shallow gabled, with piended sections, lead flashings, and cast-iron finials. Low harled ridge stacks with cornices and octagonal cans are present.
The interior features include a tripartite, half-glazed door with a fanlight, decorative plasterwork with putti supporting the entrance from the entrance hall to the stair hall, an oak stair with a carved newel post, and panelled doors. The villa has undergone significant alteration due to its conversion to a bar and hotel.
The three-stage, square-plan belvedere tower rises behind the main house. Constructed of grey stucco over brick, it has raised quoins, an eaves band, decorative consoles supporting the eaves, and fluted brackets supporting a balconette, with decorative cast ironwork at the principal floor. Round-headed windows at the principal floor echo the detailing of the windows on the upper floor of the main house. Brickwork is exposed at the windows on the main elevation and the right return. The lower floors of the tower have collapsed. A bowed end jamb is visible at the rear, alongside a round-headed window; a single-storey brick block is situated in the re-entrant angle on the south side, previously featuring a glazed gabled roof. The tower is virtually roofless and is connected to the main house by a now disused bridge.
An ashlar steps and balustrade run to the right of the villa, leading down to a former lawn. Centrally located steps with a simple die and pierced stucco balustrade extend to connecting balustrades on either side. Steps with a pierced balustrade lead to the tower to the southeast of the villa, and are now heavily overgrown.
