Description

This is a substantial villa, built in 1902 to a design by George Coutts. It is situated at 88 Queen's Road, Aberdeen. The house is two storeys high with a basement and attic, and features three bays. The principal, or southeast, elevation is constructed of finely finished, stugged granite ashlar with margins, while the remainder of the building uses Aberdeen bond granite. A rough-faced granite base course, dividing band course, and eaves course are visible, with overhanging eaves.

The southeast elevation displays a symmetrical design, with the central bay slightly projecting and giant pilasters flanking it. A doorway, accessed by splayed stone steps and iron railings, is surmounted by a scrolled cornice, a two-leaf panelled timber door, and a letterbox fanlight. Above the doorway is a cantilevered balcony with iron railings and a window accentuated by a scrolled cornice. The eaves are stepped forward between the first and attic floors, and the wallhead steps up to form the attic floor. This area features a broken segmental pediment and a central obelisk, along with a decoratively glazed bull's-eye window. Canted windows are present on the ground floor of the left and right bays, and balconies with paired windows are above on the first floor, each with shallow saddleback cornices. Two modern skylights have been added to the attic floor.

The northeast elevation is asymmetrical, with irregularly placed doors and windows. Two wallhead stacks rise above the eaves, incorporating timber gablet details, with a bipartite dormer positioned between them. Attached to the outer right is a single-storey and attic wing, featuring a variety of door and window openings on the ground floor and piend-roofed windows breaking the eaves on the first floor.

The northwest elevation also presents an asymmetrical design, with a single-storey and attic wing projecting to the left. A panelled doorway is centrally located on the ground floor, with stained glass upper panels, flanked by a small window to the right. A decorative stained and etched glass bipartite stair window is above the doorway. A three-light canted window with a piended slate roof is on the ground floor of the flanking bay to the right, with a single window above. Three tripartite piend-roofed dormers are visible from the attic floor.

The southwest elevation is asymmetrical, featuring a window in the centre of the first floor, flanked to the right by a single window. Two wallhead stacks break the eaves, with a bipartite stained glass dormer positioned between them.

The windows are predominantly two-pane timber sash and case, with a piended grey slate roof and lead ridges. Corniced wallhead stacks are topped with circular cans. Cast-iron rainwater goods are in place.

Inside, the porch features a mosaic floor and a decoratively glazed inner door. The hall has a tiled floor, and an Art Nouveau fireplace. The staircase has turned balusters, original panelled doors, architraves and some mouldings remain, along with Art Nouveau door furniture.

The property is approached via square-plan gatepiers flanked by a low coped granite wall. Granite coped rubble walls form the remainder of the boundary.
