Description

This is a late 19th-century villa, with alterations carried out in 1913 by Kelly & Nicol, and later additions and alterations. It is two storeys high, with a basement and attic, and originally comprised three bays. The principal elevation is constructed from finely finished, tooled coursed grey granite with contrasting light grey long and short dressings to the margins, while the remainder is Aberdeen bond granite. The building features a base course, dividing band course, eaves course, overhanging eaves, timber bargeboards, and long and short quoins. A half-sunken basement is enclosed by geometric railings.

The southeast (principal) elevation is symmetrical, with steps and a platt leading to a doorway at the centre of the ground floor. The doorway has a Gibbsian surround, a panelled timber door flanked by glazed panels, and a decorative fanlight above. A single window sits centrally on the first floor, and a canted dormer features in the attic. Canted windows with piended roofs extend through the basement, ground, and first floors.

The northeast elevation is asymmetrical, with a single window to the right of the bay on the left at first floor level. A large bowed bay extends through the basement, ground, and first floors of the adjacent bay to the right, featuring three windows on each floor and a half-conical roof. A single-storey and attic, three-bay wing adjoins the building to the outer right, with regular fenestration to the ground floor, a bipartite window to the centre of the first floor and a stepped gable roof.

The northwest elevation is also asymmetrical; a piend-roofed wing, with a flat-roofed addition adjoining it, extends to the left. A modern doorway is located in the re-entrant angle to the right, and a decoratively leaded, segmental-arched stair window is situated between the ground and first floors. A modern flue rises from the first floor to the right, and a doorway and window are located on the ground and first floors respectively.

The southwest elevation is asymmetrical, featuring a central gablet and a variety of openings to the basement floor; a window to the right of the ground floor is flanked by an air-conditioning unit, while a window sits centrally on the first floor.

Replacement timber windows with top hoppers are found on the ground floor, while the remainder of the windows are predominantly timber sash and case with small-pane upper sashes. The roof is slate, with lead ridges, and features corniced gablehead and wallhead stacks with octagonal cans. Cast-iron rainwater goods are present.

The interior has been largely remodelled, although fine plasterwork ceiling survives on the ground floor, partially obscured by a suspended ceiling.

Geometric railings enclose the basement floor. Square gatepiers are located on the southeast and northeast sides, with low, tooled, coped granite walls in between. Higher rubble walls with granite coping form the remainder of the boundary.
