Description

35 Rubislaw Den South, including boundary walls and gatepiers, is a double villa built in 1896. It is two stories high with an attic and has four bays. The northern elevation features coursed rough-faced granite that is finely finished at the margins, while the rest of the building is made of coursed rubble. There are base courses, ground and first-floor cill courses, a moulded lintel course at the ground floor, and an eaves course.

The northern elevation is symmetrical, showcasing three-light canted windows on the ground and first floors of the two central bays, each topped with half-hexagonal roofs and terracotta finials at the apexes. There are doorways in the outer left and right bays at the ground floor, with cornices that project from the lintel course and are supported by consoles. The doors are panelled timber with glazed panels on either side and letterbox fanlights above. Each first-floor bay has bipartite windows above, and there are skylights in the attic.

The western elevation is gabled, featuring a window in the center of the ground floor and another off-center to the left in the attic. There is a two-storey wing attached to the right. The southern elevation was not visible in 2000. The eastern elevation is also gabled and has a two-storey wing attached to the left.

The building predominantly has timber sash and case windows, with small pane upper sashes on the northern elevation. The roof is covered with grey slate and features terracotta ridges, stone skews with scrolled skewputts, and coped gableheads with ridge stacks that have octagonal cans. The rainwater goods are made of cast iron.

The interiors were not seen in 2000. The gatepiers and boundary walls consist of square-plan rough-faced gatepiers with pyramidal caps, low coped granite walls in between, and rubble walls for the remainder.
