Description

The Prince Regent Hotel, located at 20 and 22 Waverley Place in Aberdeen, is a villa dating back to around 1855, with a remodel by A H L Mackinnon in 1898. This two-storey and attic building is designed in an L-plan and constructed from tooled coursed grey granite ashlar, which is finely finished at the margins. It features a base course, an eaves course, overhanging eaves with timber bargeboards, and modern rectangular dormers in the attic.

The southeast elevation is asymmetrical and consists of three bays, with a gabled bay that advances to the right. It has a canted window on the ground floor, with a single window centered above it. There is a doorway in the center bay of the ground floor, which has a modern door and a window above. The left flanking bay features a tripartite window with a cornice and consoles, while there is a single window on the first floor above. A four-light dormer is present in the attic floor. The outer left corner has a curved angle leading to a three-bay entrance block, which includes a flat-roofed porch added in 1898. This porch has a small-pane timber door in the center, flanked by narrow windows on either side, with additional single windows on the left and right returns, and three regularly placed windows on the first floor.

The northeast elevation was not seen in 2000. The northwest elevation features a gabled design with a single-storey and attic addition on the ground floor, which includes a doorway and a small window on the right return, along with a dormer in the attic floor and a window set in the gablehead. There are additional structures to the left.

The southwest elevation is also asymmetrical and has three bays, with a gabled bay that advances to the left. It features a canted window on the ground floor and a single window centered above. There is a doorway in the center bay of the ground floor with a modern door and a window above. A five-light rectangular-plan window is advanced in the ground floor of the bay to the right, with a single window above it. The outer right corner has a curved angle leading to the three-bay entrance block mentioned earlier.

The windows throughout the building are predominantly two-pane and four-pane timber sash and case. The roof is made of grey slate with lead ridges, and it has coped gableheads and ridge stacks with octagonal cans. The rainwater goods are cast iron.

The interior was not seen in 2000. Surrounding the property are low coped curved granite boundary walls to the southeast and southwest, topped with simple railings. There are square-plan gatepiers with pyramidal caps to the southeast and brick coped rubble walls for the remainder.
