Description

This gardener's house, part of the 19th-century development of Mourne Park estate, is a substantial, two-storey, two-bay dwelling with an adjoining single-storey block. It sits at the north end of the yards behind the main house, closely linked to Yard 3 (listed separately as HB16/05/009A and B).

The main house has a hipped roof covered in natural slate, with a rendered chimney featuring moulded coping at the ridge. Cast-iron ogee gutters run along the roofline. The walls are constructed from random rubble granite, finished with a projecting brick eaves course. All windows and doors are framed with brick jambs and heads, and have granite sills. The south-facing facade features a sheeted entrance door, flanked to the right by three two-pane windows, each with a transom. Upstairs, two similar windows are present, but without transoms. The west gable is adjoined at ground floor level by the single-storey block. A blank wall rises above. The north elevation has two windows corresponding to those on the ground floor of the south elevation, and three blocked window openings at first floor level. The east gable has two two-pane, transomed casement windows at ground floor level, with a smaller two-pane casement window between the ground and first floors. A centrally placed, small two-pane casement window completes the first floor.

The adjoining single-storey block has a pitched natural slate roof with three plastic sheeted skylights on each pitch, and shares the same gutter design. Constructed of random rubble granite with a projecting brick eaves course, it also features brick jambs and heads to openings, with granite cills. The south elevation presents a symmetrical arrangement of openings, with a sheeted timber door with a transom light at the center and at each end. The central door is flanked by a two-pane, transomed casement window. Three similar windows are placed to the right of the left door, and similarly to the left of the right door. The west gable is blank, while the north elevation mirrors the south, with three windows to the left and single windows to the right. The east gable forms a party wall with the main dwelling.

The structure is shown on the 1901 Ordnance Survey map and was likely erected in the second half of the 19th century, potentially concurrent with the development of the Grange (HB16/05/004). To the north of the buildings lie former tennis courts, accessible from the west lane via a pair of decorative wrought iron gates supported on ashlar piers with gabled copings. The property exhibits architectural merit due to its style, proportions, ornamentation, and contribution to the group value of Mourne Park. It holds local historical interest and is currently used as a house.
