Description
11 Tartnakilly Road is a two-storey farmhouse of the mid-Victorian era, built between 1840 and 1859. It is a three-bay structure four windows long, with whitewashed walls, a natural slate roof, and brick chimneys on the gables. The house faces north-east onto an overgrown garden and now stands in a derelict condition.
The upper floor windows are nine-pane sashes in the Georgian style, while the ground floor features six-pane sashes in the Victorian style with the central pane wider than the sides. The front door, positioned on the second bay from the south-east gable, is matchboarded with no fanlight and its head aligns with the window openings.
The interior preserves important architectural detail from a transitional period. The formal living room displays classical detailing and panelled windows and doors, reflecting the owner's prosperity. The kitchen retains vernacular features, and notably includes a rare surviving fireplace showing the evolutionary stage between open fire cooking and the development of the range. An unusual "borrowed light" detail is present in the building, which may have served either a security function or compensated for low ceilings.
A two-storey adjoining barn of similar height and finish extends to the north-west, built from slate of a different colour. Formerly a threshing mill, it retains a cobbled turning circle for a horse in the undergrowth before it. A small monopitched single-storey store stands on the barn's north-west gable. The barn features two doors on each floor, with a small blocked window. A large stone buttress is positioned to the rear, with a ground-level door and blocked window at the centre of the rear facade. The rear of the house reveals a two-bay kitchen extension with a monopitch roof built in brick, joining at the eaves of the main building. To the south, a single-storey brick barn, formerly a dairy, survives with equipment remaining in the undergrowth.
The house is first indicated on the 1848 Ordnance Survey Map. The 1858 Griffiths Valuation lists William Hemphill as tenant, renting from Ogilby of Pelipar Dungiven, with the property described as "Caretakers house, offices and land" valued at £3.15s.0d. The Hemphills occupied the house until the 1950s, when it passed to Mrs Oliver. The present owner acquired the property in the mid-1980s.
The building is architecturally important as a social snapshot of a tenant farmer with greater resources than his contemporaries, evidenced by the classical effort expended on the formal spaces. For a vernacular building, the proportions are reasonably well balanced. The adjoining barn and farmyard are also of industrial archaeological interest. The building's derelict condition has prevented formal listing, though it preserves significant evidence of 19th-century rural domestic and agricultural life.
