The site comprises the derelict ruins of a small cottage dating to the 1840s, situated within a large, abandoned complex that once included a corn mill and a substantial mid-Victorian residence. The cottage is located at the end of a long lane to the west of Deerpark Road, approximately 1.5 miles north of Portaferry. It is now largely overgrown, with only portions of the walls and remains of the roof visible. The front façade appears symmetrical, featuring a central doorway flanked by windows, all presently covered by corrugated iron. The rear of the cottage is obscured by vegetation. Some roof timbers and laths are still present.

The site was once of local industrial importance. A corn mill, mill pond, storehouses, and a windmill were all present on the site by 1834. An overshot water wheel, 25 feet in diameter and 4 feet in breadth, powered the mill, supplemented by a steam engine with a 30-horsepower capacity and a brick chimney measuring between 90 and 100 feet in height. By 1860, the corn mill had been expanded, a steam threshing mill constructed to the south, and a large two-story house, known as "Ballyherly House," was erected to the southwest. A second valuation in 1861 revealed the presence of a starch works and a petroleum works, operated by William Maxwell and Benjamin Maxwell respectively. The complex remained in operation until at least 1926. The house was not shown on the 1834 Ordnance Survey map, but is present on the 1860 revision.
