8 Deerpark Road, Ballyminnish, Portaferry, Co Down, BT22 1PW

A modernised, rubble-built, one and a half storey house at the west side of the south end of Deerpark Road, just north of Portaferry. The building was constructed around the fabric of two single storey dwellings of possible pre-1834 construction. The two original properties were combined and completely renovated around 1985 into a single dwelling.

The east front elevation features a small projecting lean-to porch extension to the right, with a modern panelled door on its north face and modern timber windows wrapping around the north, east and south sides. The front extension window consists of four panes with an upper pane of coloured semi-opaque glass. The walls and roof of the extension project beyond the window line. The main building to the left of the extension has three square windows with brick dressings and modern four-pane windows, of which the two upper panes are top-hung. All window openings have slim concrete cills.

The west elevation contains a small centre lean-to kitchen extension with a small top-hung window at its eaves. The main building here has a single square bay with brick dressings and a window similar to those on the east elevation. To the right of the extension is a modern glazed double door, also surrounded with brick dressings.

The south and north elevations both display gables of the main building and the front and rear extensions. The main gable on each elevation has one upper level bay with a three-pane window with centre casement opening. The top half of each gable, encompassed by the eaves, is covered in vertical hung slates. The front extension gable has a window similar to that on its front elevation, also with vertical hung slates above. The rear extension has a rectangular four-pane window with a small top-hung opener and similar vertical hung slates.

The north elevation's front extension has a modern timber panelled and glazed door to the right with a coloured semi-opaque fanlight, and an adjoining two-pane window to the left with a small top-hung coloured upper pane. Vertical hung slates appear above the door and window. The rear extension features a similar door and window arrangement but with a fixed light adjoining the window and no fanlight above the door.

The pitched roof is covered in asbestos slates. Slate-clad flat-roofed dormers sit low in the centre of the east and west elevations, fitted with modern timber windows with casement openings. The dormer on the east elevation breaks the eaves line. A small Velux window sits to the left of the dormer on the west elevation. A brown brick chimney with two shallow pots stands in the centre of the roof. The eaves and fascia are boxed in, with PVC gutters and downspouts.

Historical records show that a slightly longer terrace occupied this site according to Ordnance Survey maps of 1834 and 1860, the fabric of which may be contained within the present building. The site is also referenced in the Second (Griffith's) valuation for Ardquin of 1861.
