Description

Numbers 12 and 14 are a pair of semi-detached villas built around 1820 to 1832. They are constructed of stucco over brick, with a hipped slate roof and a central stucco stack. The villas feature cast- and wrought-iron porches, balconies, and railings. They have a double-depth plan with side stairways and ranges to the rear.

The exterior has two storeys over a basement, with four first-floor windows and two-storey, single-bay entrance ranges set back on either side. Stucco detailing includes a plinth, pilasters with sunk panels on the ground and first floors to the ends and centre of the main range. There is a tooled first-floor band, a frieze, and a long panel above two first-floor windows of the main range of each house. Six-pane sashes are present throughout, with six-pane over six-pane and eight-pane over eight-pane sashes in the basement. Attic dormers have two-pane over two-pane sashes and round-arched casement windows. The entrances are at the ends, with flights of roll-edged steps leading to six-fielded-panel doors. The doors have a fanlight with Gothic glazing bars to the left and an overlight with margin-lights and a lozenge motif to the right. Wide eaves are present, and the entrance ranges have low parapets with copings. The rear of number 12 features a two-storey bow.

The interior retains original joinery, including panelled shutters. The attached area railings have a scrolled lozenge motif. Ground-floor balconies feature a web motif. The porches have lozenge scrolls on the uprights and openwork friezes, and the steps have arrowhead railings with bars, dogbars, and urn finials.

Park Place was developed by 1832 and these villas form a group with numbers 4 and 6 and abut numbers 8 and 10.
