Description
Tree Farm is a late 18th century or early 19th century building that originally consisted of two cottages and is now a farmhouse. It features rendered rubble construction, brick stacks, and a slate roof, with an attached end unit that has a clay tile roof. The structure was likely built as two 'handed' cottages, with a smaller, lower unit added to the right end that extends partway around the back. The main building has a gable entry on the left end, and the back slope of the roof descends over a wide central section that includes staircases.
The farmhouse is two storeys high and has a symmetrical façade with four windows on each floor, all original 16-pane sash windows in exposed boxes, some of which contain early glass. Each pair of windows is centered above a 6-pane flush door; the left door is located under a flat hood with a moulded edge supported by shaped wooden brackets, while the right door is beneath a propped pent slate hood. Both doors are accessed by three steps leading up to a slight plinth. The building features a small modillion eaves cornice, gable stacks, and a large central ridge stack, along with a smaller brick stack at the center eaves on the back.
On the left end, there is a lean-to outbuilding that wraps around the corner to a ventilating plank door, as well as a plank door in the gable of the main building. The right end includes a lower two-storey unit with two 2-light casements on each level, two of which have glazing bars, and a central 6-panel flush door. This unit has a hipped end with a gable stack. The back of the building features various 2-light glazing bar casements, including one at each end at the landing level.
Although the interior has not been inspected, it is likely to be little modified, with the ground windows still having their original panelled shutters. Tree Farm occupies an important location at a right-angle bend entering the village from the west and is a rare example of an unaltered vernacular structure in Aveton.
