Description

Lower Wollaton is a farmhouse that has been converted into a private house. It dates from the 17th century and early 19th century, with an extension on the left-hand gable end that was originally an outbuilding, now adapted for living space.

The building features a rubblestone construction with a steeply pitched asbestos slate roof and gable ends. There is a projecting rubblestone stack with set-offs on the right-hand gable end, and slate strings on the rubblestone shaft. A 20th-century brick chimney is located on the ridge at the gable end of the original range. The layout consists of two rooms with a through passage plan, where the wider hall is on the right with a hall stack on the right-hand gable end. A winder stair projects to the rear of the hall. The lower room on the left of the through passage is heated by a stack that was originally on the left-hand gable end. A dairy was added as a rear outshut in the 19th century.

The farmhouse is two storeys high and has a regular seven-window front. The ground floor features three three-light 20th-century casements with glazing bars beneath segmental cut stone arches on the left, a central casement in a partly blocked opening, and two three-light casements with glazing bars beneath a timber lintel on the right. A 20th-century plank door is located between these windows in an altered opening, with a slate hood above. A slate string continues above the ground floor, interrupted by the door opening. The first floor has two 20th-century windows with glazing bars in the centre and four 19th-century two-light casements with glazing bars to the right, three of which have been replaced with timber lintels.

Inside, the through passage has been retained. The large room on the right features heavy unchamfered ceiling beams and a reused chamfered beam with run-out stops near the fireplace. The granite fireplace has a chamfered lintel and jambs, with the left-hand side replaced with rubblestone. There is a cloam oven and a smoking chamber on the left, and a square stone winder stair leads to the rear of the hall. The first floor has not been inspected.
