Description

Detached villa, built around 1835. The house is constructed of limestone ashlar, with some areas painted, and has a slate roof. It has an unusual L-shaped layout, with a compact main block situated at the top of the site, accessed from North Hill, and a short wing extending south with a curved, or quadrant, front to the west.

The main garden front has three blind lights at the first floor above the principal block, alongside two twelve-pane sash windows. A further twelve-pane sash window is located in the quadrant corner of the wing. The lower floor features a twelve-pane sash and two sashes in the quadrant, all with floating cornices supported on small consoles.

The west-facing entrance front has three bays, with the right-hand bay projecting. A large sash dormer window is positioned centrally within a hipped roof, above three twelve-pane sashes with flat pilaster divisions. At ground floor level are two twelve-pane sashes, again with floating cornices on consoles, and a canted porch with a plain sash window and Ionic columns recessed within the surrounding structure, topped by an entablature.

The north front features a complex coped gable covering the two roof forms, above a single light window and two widely spaced tripartite sash windows (one with blind lights, the other with an eight-pane sash). Ground floor has a small nine-pane sash to the left, and a large blind panel to the right of a six-panel door, which is sheltered by a flat stone hood supported on consoles. The return front, facing a steeply sloping lane, incorporates a twelve-pane margin light sash window flanked by blind lights, above a central blind light with a floating cornice. A nine-pane margin-light sash window is to the left, and a small inserted light is within a blind panel to the right. There are two small grilled openings to the basement level.

The garden fronts incorporate a plain frieze and moulded cornice at the first floor level. The upper level has a frieze, cornice, blocking course, and a parapet that runs all around the building. The southern quadrant front has a panelled blocking course and pier responses that correspond with the pilasters elsewhere. A large valley stack is near the quadrant corner, and a corner stack is to the right of the entrance porch.

The interior of the building was not inspected during the listing process. It is one of the later large villas on Bathwick Hill, demonstrating an adaptation of late Georgian classicism to create a picturesque and unusually planned house on a challenging, sloping site.
