Description

Overdeans Court is a complex of farm buildings completed in 1931, designed by Harold Falkner. Its design draws inspiration from two farm buildings at nearby Runwick House, and incorporates infill materials from Deans farmyard. The building's construction involved placing barns end to end. Externally, the timber-framed structure is prominent, with the earlier herringbone brick infill to the upper floors now whitewashed and the natural-coloured timbers painted black. The ground floor wall-plate is faced with stone rubble. The roofs are of old tile, descending low in places, and were likely originally over side aisles.

The southwest barn is taller, featuring half-hipped gables. The southeast overhang is not continuous, while the northeast structure is recessed and has a lower eaves level. Post-and-pan timber framing characterises the first floor on both the northeast and southwest sides, with three open colonnaded bays on the ground floor in the northeast section. Windows are predominantly casements with leaded panes, and the roof descends lower over the two bays at the left-hand end of the taller southwest section.

A timber-framed projection with a hipped tile roof extends to the northeast. Further northeast, a four-bay section with a first-floor overhang is followed by a seven-bay section also with an overhang. The southwest gable end features a tall, four-light splayed bay in five tiers with small leaded panes ascending almost the full height of the wall, above which is a bargeboarded gable. Panels of timber framing are visible either side of the window, and a ground floor door is present.

The northwest entrance front exhibits rectangular timber framing with plaster infill on a stone rubble base. The southwest, or right-hand, structure has a higher wall-plate at the right-hand end, where a stone chimney with tall brick stacks and a timber-framed bay are located. To the left, there's a three-centred stone doorway with a projecting window bay above, featuring post-and-pan timbering, a transomed and mullioned window with a coved cornice, and a hipped gable. Further to the northeast, a rectangular window bay has a corner window arranged in three tiers of five lights. Beyond this, the roof descends low, forming a pentice over a one-storey section with three window bays, including a dormer. The northeast, or left-hand, structure presents three window bays, a projecting bay with a hipped roof, and a final single window bay with a door. A wall incorporating two single-storeyed outbuildings divides the front into two sections on this side.
