Description

Nos 34, 36, and 38 Court Yard are a range of 16th century timber-framed buildings that form part of the outer court of Eltham Palace. Although they have been much restored, the work has been done in a style and with materials that are appropriate to the original construction.

No 34 is two storeys with an attic and features three irregularly placed windows. It has a high-pitched tiled roof with three later hipped, gabled dormers. The building has a later moulded cement eaves cornice, fairly close studded timbers with diagonal braces, and rendered filling. The first floor overhangs, revealing visible beam ends. The windows vary in the number of lights, with some featuring transoms; they are restored wood-framed leaded casements.

Nos 36 and 38 are also two storeys with an attic and have six windows. No 36 features a projecting one-window left wing under a gable, while the fourth bay projects slightly under a smaller gable. The roof is high-pitched and swept, covered with tiles, and has four later hipped, gabled dormers. The eaves cornice is moulded and has modillions. The timbers are close studded in the projecting section and fairly close in other areas, with diagonal braces along the front and arch braces to the fourth bay, along with rendered filling. The first floor also overhangs, supported by curved brackets with visible beam ends.

No 38 includes some old wood mullioned and transomed windows, while others are replacements, all featuring modern leading. The doors are modern and set in plain frames. The rear elevation is similar, with later gabled brick extensions. Notably, No 36 has a large, flat stone chimney stack. The listed buildings on the west side of Court Yard form a cohesive group.
