Description

Nos. 24 to 36 on Lower Regent Street, built around 1910-1920 by Sir Reginald Blomfield, are offices and shops that form part of the grand redevelopment of Regent Street Quadrant and the reorganization of Piccadilly Circus. Constructed from Portland stone on a steel frame with a slate roof, the building showcases Beaux Arts inspired classicism, similar to the former Swan and Edgar block and the County Fire Office, and balances the nearby Nos. 27 to 37 opposite. This six-storey structure includes a mezzanine on the podium ground floor and an attic storey with dormered mansard.

The façade is eight windows wide, arranged in a 1:6:1 pattern, with prominent end pavilions. The northern side returns with a two-window wing projecting towards the Circus, while the Jermyn Street side features a four-window return. The ground floor and mezzanine, which contain mid to late 20th-century entrances and shop windows, are framed by rusticated pilasters that rise through the rusticated ground floor, mezzanine, and low second floor to a modified cornice. The pavilions feature large semicircular arches adorned with helmeted heads and flanked by swags.

Recessed sash windows with plain surrounds are present, but the principal windows of the pavilions rise through the third and fourth floors, showcasing segmental arched architraves and open pediments on consoles, along with ornate cast iron balconettes. The pavilions are accentuated by channelled quoin pilasters and heavy attics with open segmental pediments. A bracketed main cornice supports a balustraded parapet over the main range. The mansard roof has lead-dressed oval dormers flanked by scrolls and lead-capped ridges. Additionally, a staircase designed by Blomfield provides access to the upper floors of the Criterion, located at Nos. 218 to 223 on the south side of Piccadilly.
