Description

Tipsage Farmhouse is a 17th-century farmhouse that has been converted into a house, with alterations made in the mid-19th century and late 20th century. The structure is timber-framed with brick infill resting on a sandstone rubble base, and features brick replacement walling and additions, topped with plain tiled roofs. The building consists of three framed bays arranged east to west, and has a large external chimney with a detached stack at the west gable end. It is a single storey with an attic that includes dormers.

The framing includes three panels from the sill to the wall-plate, with long straight braces in some lower corners. The roof structure features collar and tie-beam trusses with two struts and a V-strut in the apex at the east gable end. On the south front elevation, there is a 4-light ground floor casement, a flat-roofed dormer, and a raking-top half-dormer, both with 2-light casements. To the right of the central and east end bay is a ledged and battened door. An attic light is present in the west gable end.

Inside, the framing appears to be mainly intact, with a large fireplace in the west bay and part of a winder staircase surviving in the central bay. There is a mid-19th century single-bay two-storey addition attached to the west chimney, which has a 3-light casement on both the ground and first floors in its south elevation. A lean-to lobby entrance in front of the main chimney connects the original building to this addition. Additionally, there is another 19th-century addition adjoining the east end bay to the south, which is a two-bay single storey with an attic. This addition features a 2-light casement and a ledged and battened door in its west side elevation, both with cambered heads, as well as an attic light at its gable end. The house was undergoing restoration at the time of the survey in March 1985.
