Description

A pair of houses dating from the mid-19th century, located on East Beach, Lytham. They were altered in later years and are situated within a noteworthy mid-19th century seaside development of villas and boarding houses.

The houses are constructed of red brick in a Flemish bond pattern, with sandstone dressings, and have a graduated green slate roof. Each house has a double-depth plan, is single-fronted, and includes side entrances and coupled extensions to the rear. The style is Neo-Jacobean.

Each house is two storeys high plus attics, with two and a half bays of windows. The projecting outer bays have shaped gables topped with Jacobean finials, and feature two-storey stone canted bay windows with panelling between floors and a panelled parapet. No. 25 retains cross-window glazing, while No. 26 has been altered and its mullions and transoms are missing. Intermediate bays have rectangular windows with quoined surrounds. No. 25 has two-light mullioned casement windows, while No. 26's windows have been altered. The roof includes two skylights, a ridge chimney, and gable chimneys.

The left return wall of No. 25 has a gabled porch with a Tudor-arched doorway in the front wall, stone gable coping with a finial, and a diamond-pattern slate roof. No. 26 has an altered porch.
