Description

The British Waterways Burnley Operations Base is a canal boatyard warehouse that has been converted into a workshop and offices. It dates from the early to mid 19th century and has been altered and enlarged over time. The building is constructed of coursed squared sandstone with quoins and features a stone slate roof. It has a rectangular plan oriented on an east-west axis, with a brick addition from around 1900 on the right side that connects it to a contemporary ancillary building, forming a west wing.

The structure is two storeys high and has three bays, arranged symmetrically with a full-height segmental-headed wagon doorway in the center. This doorway has a rock-faced surround and voussoirs, and has been modified to create a similarly-shaped ground-floor doorway. The upper part is filled with a wooden and glazed screen that includes a doorway and a cast-iron balcony supported by wooden brackets. There are four fixed windows with 36 panes at the ground floor and four fixed windows with 25 panes at the first floor, all featuring chisel-dressed raised sills and lintels. The gables have copings with kneelers, and there is a chimney on the right-hand gable.

The right side features a brick addition, while there is also a stone gabled wing to the right of this. The rear of the building has a window arrangement of 1:2 at the first floor, with a loft doorway in between. The former window to the left of this has been altered into a second doorway, and the original external stone steps have been enlarged to create a double flight. There are two 25-pane windows at ground floor on the right side, with the former windows to the left now blocked, and three 16-pane windows above.

The interior has not been inspected. Historically, this building is associated with the former boatyard at Finsley Gate wharf and forms a group with the former forge to the left and Finsley House beyond.
