Description

No. 12 Tib Lane is a commercial building, possibly a warehouse, dating from around 1870 and has been slightly altered. It is constructed of sandstone ashlar, although the roof is not visible. The building has a narrow rectangular single-fronted plan that is positioned at right angles to the street and is designed in the Lombard Gothic style.

It stands four storeys tall with a basement, featuring a narrow three-window facade that is richly ornamented. This includes vermiculated piers at the tall basement storey, channelled rustication on the raised ground floor, and prominent moulded sill-bands on all upper floors. The facade is topped with a Lombard frieze and an emphatic moulded cornice supported by brackets.

The ground floor features a square-headed doorway with divided panelled doors, an enriched lintel, and a tall overlight consisting of two small round-headed lights and a roundel, all set within a pilastered architrave adorned with elaborate carvings. This is topped by a pitched semi-circular arched canopy supported by very short columns with carved capitals, along with moulded coping and an acroterion. To the left of the doorway are two segmental-headed recessed sashed windows, which have stepped voussoirs and keystones.

The upper floors are characterized by arcaded windows with engaged colonnettes that feature water-leaf capitals. The first-floor windows have matching imposts on either side and round-headed arches with carved ornament, including figured keystones. The second-floor windows have stilted heads and foliated ornament above, including a mask in a roundel, with a drip-band arching over them. The third-floor windows are similar but simpler in design. This building forms a group with No. 10 Tib Lane.
