Description

Avondale House is a sheltered block of 36 flats with warden's accommodation, built between 1979 and 1982 by Ralph Erskine's Arkitektkontor, with Vernon Gracie as the site architect and structural engineering by White, Young and Partners. The main contractor was Stanley Miller Ltd. The building features pale yellow metric modular brick on concrete block construction and has Marley Modern tiled roofs. It consists of one, two, and three storeys, slightly sunk into the hillside.

The north side includes green weatherboarding on the second floor and a projecting first-floor oriel with strip windows supported by concrete stilts. The Raby Street elevation is two storeys high, with projecting brown timber balconies framed in green, located under sloping roofs at the first floor. The Raby Way elevation showcases green weatherboarding along a long banded facade, with prominent corner columns that define the entrance. The south elevation has more independent units of one and two storeys, including a two-storey attached warden's house with a high monopitch roof and green weatherboarding, accessed via steps that are set around a low bastion retaining wall. Two single-storey units are also entered through these steps, which, along with the wall, are integral to the overall design. The windows are timber with timber surrounds and aluminium opening lights, mostly sliding, while the single-storey units have blue doors. The interiors have not been inspected. Green timber fences along Raby Street and green steel railings along Mason Street are also important elements of the composition.
