Description

This is a late 18th-century core toll house cottage, with later additions, situated on a prominent location in West Linton village. It is a single-storey, T-plan building with gabled ends and overhanging eaves. The walls are constructed of roughly squared and snecked rubble with sandstone ashlar dressings. A small, narrow opening, described as a 'wicket', is beside the doorway. The main windows have pitched hoodmoulds, and there are small rectangular indentations above the gable ends. Bracketed eaves support timber bargeboarding. The windows are wide timber sash and case with 12 panes of glazing. The roof is covered in grey slate, with a ridge stack featuring octagonal cans.

The toll house is located on what was the former route of the Edinburgh to Moffat road. It originally had a simple rectangular plan. Extensions were added to the east and west during the late 20th century. It retains its original character and function, contributing to the architectural and historic interest of the streetscape. Historically, it was the first toll house encountered when entering Peeblesshire from the north, and a ticket purchased there would exempt travellers from further tolls within the county. As of 2010, the building was in use as a tearoom.
