Description
Benheath is a late 19th-century villa, later extended, located at 25 Victoria Terrace, Crieff. Originally a 2-storey and attic, 3-bay house, it has a later bowed wing and a fine interior, with a late 20th-century extension to the rear. The house is constructed of bull-faced ashlar, with droved ashlar dressings, a first-floor cill course, and an eaves cornice. The windows are a mix of segmental- and round-headed styles with stone transoms and mullions, and stop-chamfered arrises.
The principal, southwest-facing elevation is symmetrical, with a small porch in the centre bay, supported by turned timber piers and ashlar dwarf walls, and having a piended slate roof and brattishing. The porch features a panelled timber door with a plate glass fanlight and flanking narrow lights. Above the porch is a round-headed bipartite window, and a flat-roofed dormer is set above. Flanking bays have full-height, slate-roofed, canted windows that break into finialled gableheads. To the outer left is a lower, bowed wing with a 4-light window at ground level and a pedimented, wide-centre tripartite window above.
The northwest-facing (Heathcote Road) elevation features an advanced wing to the right, with a wide-centre tripartite window to each floor, breaking into a gablehead with a jettied timber fretwork pelmet and bowed returns. The roof above, and the roof to the left, has a wallhead stack, and the whole is surmounted by a platform with brattishing. An asymmetrical fenestration pattern is seen on the extension to the left.
The rear, northeast-facing elevation has been altered, displaying a variety of elements including a 4-light transomed stair window to the centre. There is a low projection to the left and a taller extension to the right.
The windows are timber sash and case, with plate glass glazing, and some etched glass panels and coloured leaded panels. The roof is covered in grey slates. Coped ashlar stacks topped with cans are present. The overhanging eaves have plain bargeboarding and decorative cast-iron finials.
The interior retains a good decorative scheme, with decorative plasterwork cornices and ceilings, dado rails, panelled soffits, and brass sash lifts. The vestibule and hall have a mosaic patterned floor, a screen door with etched glass, and a timber-balustered staircase with finialled newels. Timber fire surrounds are present, with cast-iron grates and tiled cheeks. The bowed wing contains a bowed room, at ground level, which retains timber panelling, an inset fireplace, and flanking doors.
The property is enclosed by semicircular-coped squared and random rubble boundary walls, with pyramidal- and flat-coped square-section bull-faced gatepiers and ironwork gates.
