Description

Balmanno House, located at 3 Cleveden Road in Kelvinside, Glasgow, is a classically detailed villa built around 1874. It stands two storeys high with an attic and features polished ashlar stonework, which has been cleaned, along with a polished ashlar basecourse. The house includes a projecting single-storey wing to the northwest and a conservatory to the northeast.

The south elevation has two bays with full-height canted windows that are corniced and have a cill band on each floor. The east elevation is three bays wide and features a single-storey porch on the right, supported by rusticated piers and a depressed arch with glazed panels. There is a double-leaf door, and to the left, a bipartite window with a cornice. All first-floor windows are architraved, with the left window being bipartite. The windows are sash with plate glass glazing. The building has strings at the eaves, a mutule main cornice, and a corniced parapet. The roofs are slate, with tall corniced wallheads and axial stacks that have octagonal flues.

On the west elevation, the stonework is lightly stugged ashlar, featuring bipartite windows with stone mullions. There is a single-storey wing at the rear, also in polished ashlar, which has a pedimented aedicular window in the center. This wing is corniced with a deep parapet and has a piended slate roof. To the left, there is a single-storey garage with folding doors, flanked by tall square ashlar piers topped with a cornice and mutule eaves. A large modern brick extension is located to the north.

The northeast side features a well-crafted timber and glass conservatory, which is supported on a polished ashlar basecourse. Surrounding the garden to the east is a low coped ashlar wall that supports modern cast-iron railings. There are two pairs of corniced ashlar gatepiers to the south and east.
