Description

9 East Road in Cupar is a two-storey, six-bay U-plan mirrored double villa built around 1851. The principal elevation features coursed ashlar stone, while the other elevations are predominantly made of squared and snecked tooled sandstone. Notable architectural details include canted bay windows, hoodmoulds, advanced corbelled gabled dormers, some timber bargeboarding with finials, overhanging eaves, and chamfered openings.

On the south (principal) elevation, the entrance door for No 7 is near the center, with an advanced gable and a full-height tripartite canted bay window to the left. To the right, there is a single bay section with an advanced corbelled dormer that breaks the eaves at the first floor. No 9 is a mirror image of No 7.

The west elevation has been modified and now presents as a four-bay structure. The right side features a two-bay section with advanced corbelled dormers at the first floor, although the openings to the outer bay are blind. The left side has a modern two-bay piended roof section with a single-storey addition that includes a garage.

The east elevation consists of three bays, with the left side having a two-bay section with advanced corbelled dormers at the first floor, again with blind openings to the outer bay. A slightly recessed single bay section is located to the right. No 9 features predominantly eight-pane timber sash and case glazing, while No 7 has mostly modern glazing. The roofs are covered with graded grey slates, and there is a large ridge stack at the division of the properties, with shaped and corbelled wallhead stacks to the west and east.

Inside No 9, the first-floor drawing room includes a grey veined marble fire surround and a coombed ceiling adorned with elaborate deep plasterwork in a coffered pattern. The interior of No 7 was not accessible in 2004.

The boundary wall surrounding the property is a high rubble wall capped with stone to the west, north, and east, while the south side features a low section of rubble wall with flat coping.
