Description

Borland’s Seed Warehouse is a substantial former seed warehouse dating to 1850, with an extension added in 1858. The building stands two storeys with an attic and basement, originally comprising a 4-bay by 13-bay layout, displaying classical detailing. An adjoining single-storey boiler house, from which the brick chimney was removed around 1975, stands to the river side.

The building is constructed of painted ashlar with polished ashlar margins. The basement is of rubble construction beneath a band course, visible on the east (Kilmarnock Water) elevation. The south elevation features lightly colour-washed stuccoed ashlar. Projecting sills are present on most windows. Skewputts and a scroll finial are situated on the north side.

The south (St Marnock Street) elevation incorporates a later pilastered shop front with a ground floor of six bays of irregular width, including a door in the second bay from the left. Double string courses are visible at the first floor level, the upper string forming the sill course of four regularly placed, architraved windows that exhibit scrolled, moulded detail to the outer ends and centre. Curved, rusticated quoins terminate in a moulded scroll below a prominent eaves cornice.

The west (St Marnock Place) elevation is a 13-bay design featuring a pend and loading bay, originally on the north side before the 1858 extension. The pend displays chamfered jambs and a moulded flat arch with a keystone. Two plain doors now serve as entrances to a pub and cafe. A 2-foot overhanging cornice and blocking course are also visible.

The north elevation includes an additional single-storey boiler house with a pair of angled windows to the main elevation. A canted brick stump of a chimney stack, with large ashlar dressings, is located to the northwest. A central window is present on the first floor of the main building, with paired windows to the gablehead.

The east (Kilmarnock Water) elevation features eleven irregularly placed bays on the ground and first floors, with bracketed cornices on bays 1, 2, 4, 6, 8 and 10 of the ground floor. A painted advertising fascia runs the full length of the upper storeys.

The windows originally comprised 7-pane timber sash and case windows, with a 6-pane upper sash and plate glass lower sash, on the south elevation and first two bays of the east elevation; modern plate glass windows are now present in the ground floor shop windows. The east elevation incorporates 24-pane timber windows, some of which are sash and case style, while others are pivoting top mock sash windows with ventilation bars to the lower casement. Metal framed, multi-paned bipartite windows are situated in the basement. The attic has a combination of cast-iron Carron lights and modern Velux roof lights. The roof is a shallow piended grey slate structure, gabled to the north, with aluminium ridging, flashing and valleys, and painted cast-iron rainwater goods.

Internally, original features remain and have been refurbished to create a restaurant and accommodation. Notable features include cast-iron stanchions supporting timber beams, some spanning approximately 42 feet. Stone steps lead to the basement, and a slightly curved rectangular staircase rises to the former office area. The main storage area has been subdivided to accommodate Copperfield's Inn, the Artful Dodger pub and restaurant.
