Description

South Powrie Farmhouse is a 2-storey, 3-bay farmhouse built after 1805, which has an L-plan due to a 19th-century addition of a 2-storey service wing with a lower roof pitch. There is a single-storey dairy attached to the east, and a privy, likely from the 17th century, that was formerly part of the barmkin of Powrie Castle. The building is constructed from pink and grey rubble sandstone, with harling at the gable apex on the east side, and features a grey slate roof. The windows were originally 12-pane sash and case, but now only the first floor retains this style, while the ground floor has mostly 2- and 4-pane windows. The south-facing windows have raised margins, and there are margined ashlar details elsewhere. The gables are finished with ashlar coped skews and skewblocks on the west gable, along with brick stacks.

On the west elevation, there is a door located in a single-storey, piend-roofed porch that has raised ashlar margins and a narrow fanlight window with similar margins on the left return. The porch connects to the 2-bay service wing, which has a 16-pane window on the ground floor to the left, a small modern window on the right, and two windows on the first floor. The advanced gable of the main house on the right has a window on both the ground and first floors to the left, along with two arrowslit ventilators in the attic and a stair window on the left return elevation.

The south elevation features three widely spaced bays in a symmetrical arrangement. There is a modern plate-glazed door at the center, which was originally the main entrance, leading to cast-iron railed stone forestairs. The window to the left has been enlarged to a timber mullioned and canted style, replacing the original single window, while the right side also replaced an original window. The first floor retains three original windows.

On the east elevation, there is a door on the ground floor to the right, and a single-storey dairy projecting at the center, which has a cut-down gable stack and three windows on the left return (the outer two have security bars). There is a door on the right return, a window on the first floor, and a blank gable of the service wing at the far right return.

Inside, there are two original chimneypieces on the first floor, and the dairy features original stone shelves.

The privy is a sizeable, rectangular-plan, rubble-built shed that is almost completely overgrown with ivy, located at the west boundary with Powrie Castle, with a door on the east side.

The boundary walls surrounding the property are made of rubble and are located to the north, south, and east.
