Description

Laigh Sinniness is an early to earlier 19th century farmhouse that was likely altered in the mid-19th century, along with a mid-19th century steading. The farmhouse is currently disused, with a later farmhouse located to the north.

The house is a two-storey, three-bay structure that was probably raised from a single storey in the mid-19th century. It has a single-storey outbuilding attached to the west, constructed of rubble. The north elevation features small sash and case windows with 8-pane glazing. The roof has red sandstone coped skews and banded rubble gablehead stacks on the east and west sides, covered with small grey slates.

On the south elevation, there is a door at the centre, with windows on the ground and first floors in the bays to the left and right. The outbuilding is attached to the left, which also has a door and a window. The north elevation has windows in both floors located in the outer bays, with a modern wall attached to the left of centre. The west elevation features a lower gabled outbuilding that is adjoined, while the east elevation is gabled and blank.

The steading is arranged in an L-plan with a further range to the east, creating a stepped composition of buildings. It is made of painted rubble with red sandstone coped skews and grey slates. The byre is located to the west of the L-plan range, and there is a barn to the east that includes a threshing machine and formerly had a water-wheel in the re-entrant angle to the southwest. The barn features a segmental-arched opening to the east. The range to the east includes a cartshed to the west and a stable to the east; the cartshed has two cart bays to the north and a door to the loft in the west gablehead.
