Description

120 Princes Street in Edinburgh is a late 18th century building with 20th century additions. It consists of two three-storey and attic former classical tenements, featuring five bays. The exterior is made of droved cream ashlar sandstone with polished dressings. At the ground level, modern shops have been built out, while an early 20th century timber extension at the first floor includes five broad canted windows with elaborate curvilinear timber glazing, set beneath a straight fascia and cornice.

The original second floor is clearly divided into two sections: to the east, there are five plain bays with an irregular arrangement of three piend-roofed dormers; to the west, there are four bays with long and short quoins and a recessed former common stair bay beyond. This section features a mutule eaves cornice, a tripartite box dormer, a pair of pedimented dormers, and an additional segmental pedimented tripartite dormer.

The rear of the building is constructed from coursed rubble and includes a three-bay bow to the east with a Venetian window above, as well as a nepus gable to the west and an attached iron fire escape. The upper floors have a variety of timber sash and case windows, and the building is topped with ashlar coped skews and stone stacks on the west block, finished with grey slates.

The interior has been adapted for modern retail units.
