120 Rose Street South Lane, Edinburgh

170 Rose Street in Edinburgh is a building dating from around 1790, with later alterations. It is a three-storey structure with a mansard attic and features a three-bay corner block that includes a public bar on the ground floor. The exterior is made of coursed rubble. The ground floor has a five-bay plate glass bar, supported by slender Corinthian columns, and features a dentilled cornice with a central door. The return gable has three bays shifted to the left, with the bar on the right and a common stair door in the center. There is also an irregular broad two-bay wing to the south that houses commercial premises on the ground floor.

The windows are timber sash and case, with plate glass and 12-pane designs; however, there are modern replacements on the first floor at the front. The building has ashlar coped skews, stone stacks, and is topped with grey slates. The interior was not seen in 1995.
