Description

Kirkton Farm in Ratho is a group of cottages dating from the earlier 19th century, featuring a single storey and attic. The cottages are accompanied by converted former outbuildings to the south and north of the entrance to the yard, with a former square-plan maltings house now functioning as a dwelling attached to the east elevation of the southern cottage. The buildings are constructed from rubble with ashlar dressings and margins.

On the east elevation, the former outbuildings present a 5-bay asymmetrical block on the outer right. There is an off-centre door to the left, which has a 3-pane fanlight above it. To the left, there are two large modern windows, a modern window to the right, and large boarded folding garage doors on the outer right. Gabled dormerheads are visible where former loft windows were located. The rear elevation features a blank wall with evidence of numerous blocked openings, and there is an attic window in the gable of the right return, as the structure is two-storey on falling ground.

The former maltings house is located to the left of the site, with its main front facing north. It has a central door with a small window directly above the lintel and modern windows flanking it. There is a small window at the centre of the east return, which abuts the eaves, and a similar arrangement on the south return. The north elevation of the cottage to the right of the former maltings house features a concave V-shaped wall, with a small window and door to the right and a larger window to the left.

On the west elevation, the cottage is 3-bay with a lean-to porch off-centre to the right. There is a boarded door in the left return, a modern window on the outer left, a square dormer above, and a window on the outer right. The windows throughout include modern casement and fixed top-hopper windows with small pane glazing, except for the 12-pane sash and case dormer-headed windows, a 12-pane fixed window in the right gable of the outbuildings, and 4-pane windows in the curved elevation of the cottage. The roofs are covered with grey slate, featuring a skylight, and have square coped ridge stacks and ashlar coping to the skews.
