University Club, 127-128 Princes Street, Edinburgh

The University Club, located at 127-128 Princes Street in Edinburgh, was designed by Peddie and Kinnear in 1866. It features a sculpture by John Rhind and underwent significant alterations, including a ground floor and mezzanine by T Waller Marwick in 1964, and a rebuilding that retained the facades by J & F Johnston in 1991. This former club is a four-storey building with a mezzanine and a five-bay facade in a palazzo style, constructed from polished cream sandstone ashlar that has been stone cleaned.

The ground floor, which is built over a basement area, is characterized by Roman Doric columns and pilasters, an entablature, and a balustrade. The mezzanine is set back and features a bowed five-light window at the center, along with a Greek key frieze and cornice. On the first floor, the five-light bow continues at the center, supported by Corinthian columns on pedestals, with a richly carved frieze and a dentilled cornice adorned with acroteria. Flanking this are single windows with a bracketed cill course, architraves, and consoled pediments. The second and third floors have carved cill courses, architraved windows, and consoled cornices on the second floor, with moulded panels on the third floor. The eaves are coved and feature lion head coronas.

The building has timber sash and case four-pane windows that are curved to match the bow. It also has corniced ashlar stacks, which are partly rebuilt, and a piended roof.

Inside, the building has been gutted and refitted, with an extra floor added for Waterstone's Bookshop.
