Description

The Heritable Security Investment Company Ltd building, located at 123 George Street in Edinburgh, was designed by Peddie & Kinnear in 1880. This four-storey, three-bay office building showcases a Greek Revival style and is constructed from cleaned cream ashlar sandstone.

The ground floor features a pair of square Doric porches with panelled square columns and solid parapets; the left porch has a panelled door while the right has glazed infill, with a tripartite window situated between them. On the first floor, there are aedicules with carved tympana and timber bipartite windows, along with a cill course. The second floor includes a substantial cill course, moulded architraves, and panels between the windows, with a cornice that is consoled and projects above the windows. The third floor is adorned with glazed pilasters that alternate between broad and narrow, and it also features cill and cornice courses. A heavy overhanging cornice caps the building.

The rear elevation is constructed of rubble and is partly obscured by a modern extension to No 125. The building has timber sash and case plate glass windows, with a pitched roof at the front and a piended M-roof at the rear, covered in grey slates.

Inside, the entrance hall boasts an elegant mosaic floor. There is a consoled doorway leading to the former telling room at the front, which features an elaborate compartmented ceiling with a central oval. The central stair has quarter landings and cast-iron banisters. The principal room on the first floor is notable for its enriched Adam Revival ceiling and Ionic columned chimneypiece. The remainder of the interior is largely institutionalised and has connections to the adjoining Church of Scotland offices at Nos 119-121 on the upper floors. The building also includes a basement and a lift.

Additionally, there is a dwarf wall to the basement area between the porches, which is complemented by decorative cast-iron railings.
