117, 119, 121 Marchmont Road, Edinburgh

117, 119, and 121 Marchmont Road in Edinburgh is a four-storey, four-bay tenement designed by J C Hay between 1880 and 1882. It is part of a terrace that reflects the Scottish 17th century style. The building is constructed from squared and snecked sandstone, featuring polished ashlar dressings. Notable architectural details include a base course, cornices above the ground and second floors, roll-moulded doorways, deep-set panelled doors, plate glass fanlights, and chamfered reveals.

The west (entrance) elevation has three doorways, each with a variety of roll-mouldings, flanked by single windows. To the outer left, there is a full-height canted window that is corbelled to a square at the crow-stepped gablehead, which has a square blank tablet inset and dividing cornices. On the outer right, a semi-circular tower bay features tripartite windows on all floors and is topped with a conical roof that has a cast-iron finial. The remaining bays contain single windows, and the third-floor windows are linked above the eaves by a Dutch gable, which has a decorative shield supported by a bracketed cornice that rises to a corniced stack. Above the first floor at the centre, there is a pedimented and bracketed tablet.

The building has plate glass sash and case windows, with several replacements. The roof is covered in grey slate and features moulded octagonal cans and scrolled skewputts. The street is bordered by a low saddleback wall. The interiors were not seen in 1990.
