Royal Terrace House, Royal Terrace Gardens, London Road, Edinburgh

Royal Terrace House is a classical, near-symmetrical, L-plan cottage designed by William H Playfair in 1836. It is a single-storey building with three bays, constructed from snecked stugged squared sandstone featuring droved margins and a base course. The cottage has predominantly regular window arrangements.

The principal elevation faces north and consists of three bays, with an advanced central bay topped by a timber pediment. The central entrance features a two-leaf timber-panelled door, flanked by windows on either side. All openings are adorned with raised, battered, lugged architraves, which include corbelled cills for the windows and pedimented lintels.

The east side elevation has a single window on the left. The south rear elevation includes an advanced section on the right with a timber door and a window facing west. To the left, there are two timber boarded doors and a window.

On the west side elevation, there is a window on the right, which also features a raised, battered, lugged architrave, a corbelled cill, and a pedimented lintel.

The glazing consists mainly of 10-lying-pane timber sash and case windows. The roof is very shallow pitched with a piended design and broad bracketed eaves, covered in purple-grey slate. At the center of the ridge, there are paired corniced ashlar stacks, one with a circular can and the other with an octagonal can.
