Description

28 Hermitage Gardens is a small single-storey and attic villa designed by Sydney Mitchell & Wilson, dated 1894. The building features Renaissance details and is constructed from red sandstone, squared and snecked rubble with ashlar dressings. It has an ashlar base course, rounded reveals, and swept, overhanging eaves with exposed rafters, along with ashlar mullions.

The front elevation includes a central architraved doorway topped with a dated swan-neck pediment, a panelled door, and keystoned bull's-eye windows with small-pane glazing on either side. There is a small dormer with an embossed leaded dormerhead. The right bay slightly projects and features a canted ashlar window that breaks the eaves, leading to a rooftop balcony supported by turned timber columns and a timber balustrade, topped with a polygonal finialled roof. The left bay has a canted ashlar corner window and a canted, flat-roofed tripartite dormer.

On the north elevation facing Braid Crescent, there are two single windows and two tall corniced wallhead stacks that are linked to the roof by a bipartite timber dormer. The rear elevation has single windows and a canted timber window, along with rectangular timber dormers. The south elevation features a canted corner window on the right and a single-storey projection on the left.

The villa has timber sash and case windows, with 6-pane upper sashes and 2-pane lower sashes, as well as small-pane glazing in the attic windows. The roof is covered with green slate in a piend and platform style, with lead flashings and two apex stacks. The eaves have a moulded gutter. The interior was not seen in 1992.

Surrounding the property are tall rubble walls at the rear and sides with semi-circular coping, and a low stepped wall at the front with saddleback coping.
