Description

3 Lower Joppa in Edinburgh is a pair of mirrored, two-storey, three-bay houses built in the earlier 19th century, with some later alterations. The exterior features droved ashlar stone with polished ashlar dressings, lined render on the southeast elevation, and harled finish on the northwest elevation. Notable architectural details include a base course, a cill course for the first-floor windows, a cornice, and a blocking course.

On the northeast (principal) elevation, each house has a pilastered and corniced doorpiece in the central bay. Number 3 has a two-leaf panelled door with a plate glass rectangular fanlight above, while Number 4 has a panelled door with a radial fanlight and a window above on the first floor. Both houses have windows on each floor and in the flanking bays. A screen wall that was previously used as a passage to the rear of the house has been converted into a single-storey pavilion to the southeast of Number 3, which includes a window.

The southwest (rear) elevation has not been seen since 1994. Number 3 features plate glass timber sash and case windows, while Number 4 has uPVC plate glass windows. The roof is covered with grey slate and has a piended design, with a rendered mutual stack and rendered wallhead stacks on the side elevations.

Inside Number 3, the hall has encaustic tiles, and the shutters are still in place. The staircase features a cast-iron banister, and the plasterwork is in good condition. The principal ground floor room includes a dado, a black marble chimneypiece, and a cast-iron vent in the chimney breast. The first-floor principal room has a white marble chimneypiece and a similar vent as found on the ground floor. The interior of Number 4 has not been seen since 1994.
