Description

24, 26, and 28 Dundas Street is a terraced tenement building designed by Robert Reid and William Sibbald in the early 19th century, with alterations made in the later 19th century. The structure has four storeys and a basement, featuring eight bays, with the fourth storey designed as a wallhead attic. It is constructed from broached ashlar sandstone, showcasing V-jointed rustication at the principal floor. Architectural details include a base course, band courses between the basement and principal floor, and between the principal and first floors, as well as projecting cills for the first and second floor windows. A cornice is present at the second floor, along with a string course and blocking course at the third floor. The entrance features ashlar steps and platts that oversail the basement.

On the eastern (principal) elevation, there is a glazed timber door with a radial rectangular fanlight located in the bay to the right of centre at the principal floor. A panelled timber door with a plate glass semicircular fanlight is found in the third bay from the right, while a four-panel timber door with glazed upper panels and a radial semicircular fanlight (No 24, British Limbless Ex-Servicemen's Association) is situated in the third bay from the left. To the right, there is an advanced three-bay shop front from the late 19th to early 20th century (No 28, Miller's Graphic Centres), which includes a recessed glazed door with a plate glass rectangular fanlight, flanked by multi-pane plate glass windows with glazed returns. The remaining bays at the principal floor and the floors above, including the basement, have regular fenestration, with cills lowered in two bays to the left at the third floor.

The northern elevation adjoins another terrace, which is listed separately (30-36 Dundas Street), as does the southern elevation (22 and 22A Dundas Street). The building predominantly features 12-pane timber sash and case windows, with a decorative cast-iron balcony spanning three bays to the right at the first floor. The roof is covered with grey slate in an M shape, and there are cast-iron rainwater goods. The ridge and gablehead stacks are made of rubble, with broached ashlar quoins that are coped and topped with circular cans.

The interiors were not seen in 1997, but there is some evidence of working panelled shutters. The railings consist of ashlar copes topped with iron railings that have spear-headed balusters and urn finials.
