14 Ardbeg Road, Rothesay, Bute

This is a mid to later 19th-century, asymmetrical, two-storey, five-by-four-bay gabled L-plan house in Rothesay, Bute. It was later converted for use as an old people's home in the late 20th century. The exterior is whitewashed harl with yellow sandstone ashlar dressings. Features include a raised base course, overhanging eaves, timber bargeboards, and polished ashlar strip quoins. Raised surrounds are present on the openings, along with roll-moulded hoodmoulds at ground floor level and projecting cills to both the ground and first floors. A corniced ashlar canted window is located on the east side at ground floor level. A linked outbuilding is situated at the rear.

The south (entrance) elevation is five bays, with a gabled bay on the outer left. A stop-chamfered tripartite doorpiece, featuring a replacement timber door, decorative engraved glass fanlight and side-lights, a plain frieze, and cast-iron brattishing above the cornice, is centrally positioned at ground floor level. Single windows flank the entrance at ground level, and tapering finials surmount the gabled windows off-centre to the left and right, breaking the eaves at the first floor. A bipartite window is present at ground level in the bay to the outer left, featuring an ashlar mullion, with a hood-moulded Tudor-arched window above, centred beneath the apex. A blind single window is located at ground level in the bay to the outer right.

The east (Ardbeg Road) elevation is four bays, with gabled bays on the outer left and right. A corniced four-light canted window with ashlar mullions is located at ground level in the bay to the outer left, with a smaller four-light canted window positioned centrally beneath the apex. Single windows are present at ground level in the two bays to the right, with gabled windows breaking the eaves at the first floor. A gabled wing is located in the bay to the outer right, containing a single window at ground level and a Tudor-arched window at first floor centred beneath the apex.

Predominantly two-pane timber sash and case windows are throughout. The roof is covered with graded grey slate, with replacement rainwater goods. Coped, coursed sandstone ridge and wallhead stacks are present, along with various circular and octagonal cans.

The interior features a tripartite vestibule door with a partially glazed timber panelled door, engraved glass side-lights, plate-glass fanlights, decorative tiled flooring, timber skirting boards, original cornice-work, ceiling roses, and a main stair with cast-iron uprights and a timber balustrade.

The east (front) elevation includes a linked north outbuilding with a single window centred at first floor level and single windows at ground level in two bays to the north, blind to the south. The outbuilding has a graded grey slate piend roof and replacement rainwater goods.

A rubble sandstone boundary wall runs along Ardbeg Road, with a stop-chamfered square-plan pier to the left and a faceted pyramidal cap. A second pier to the right is missing.
