1-2 East Princes Street, Rothesay, Bute

This building is a public house located at 3 East Princes Street in Rothesay, Bute, and it was completed in 1908. It is a symmetrical four-storey, three-bay tenement featuring licensed premises and a shop on the ground floor. The exterior is made of coursed red sandstone ashlar with a polished granite base course. It has corniced string courses, a raised cill course at the second floor, an architraved cill course at the third floor, and corniced eaves. The sides of the building are finished with whitewashed harl.

On the northwest elevation, the ground floor features a shop in the outer right bay, with a pend entry (No 2) slightly off-set to the right of the center. Above the entry is a round-arched plate-glass fanlight set in an architraved surround, leading to a glazed-tile vestibule. The remaining bays to the left of center also contain licensed premises, with a mosaic-tile floor detail. There are single windows in the central bay at the first, second, and third floors, while the outer left and right bays have three-light canted windows on all floors. Off-set to the right of center at the second floor is a slightly raised armorial panel with a swept hoodmould, displaying "JMM 1908" below.

The first-floor windows have been replaced with uPVC, while the second and third floors retain two-pane timber sash and case windows. The roof is covered with grey slate and features raised stone skews. There is a corniced red sandstone ashlar wallhead stack off-set to the right of center on the northwest, along with apex stacks to the northeast and southwest, and various circular cans.

Inside, the Golfer's Bar showcases a Glasgow Art Nouveau style with extensive timber panelling. The timber bar includes mirrored panels, Corinthian-columned timber balusters, stained glass cupboard-fronts, and dentil detailing beneath a round- and inverted ogee-arched cornice. The bar area is adorned with a floral frieze above golf-range maps and features painted strapwork ceiling decoration.
