Description

25 High Street in Montrose is a pair of irregular semi-detached houses, primarily from the early 19th century, with some earlier elements dating back to the 17th or 18th centuries. The buildings are two-storey with an attic and feature shops on the ground floor, with part of the exterior rendered.

The west elevation, which is the main front, showcases mid-19th century ashlar shopfronts. The left side has a three-bay shopfront with chamfered margins, while the right side has a two-bay shopfront with plate glass and cornices, along with a pend in the center. The first-floor windows on the right are higher, and there is a canted, piended dormer in the center of each property, with the right-side dormer being taller.

The south elevation is adjacent to 29 High Street, while the north elevation is next to 21 High Street. The east elevation features a pend in the center and has blocked entrances in the north and south walls. Access to the first-floor entrance of No 25 is via a 13-step flight, with a later corniced porch above the pend. There is a nine-pane window and a door beneath the steps. To the left, there is a bay with a lean-to at the ground floor, a window on the first floor, and a dormer above. To the right, there is a bay adjoining the Red Lion Close property at both the ground and first floors, with a later brick-built attic addition above.

The building has various timber sash and case windows, along with modern replacements. The roof is covered with grey slate and features stone-coped skews, a rendered gablehead stack on the south side, a ridge stack at the center, and a brick stack that breaks the eaves of the attic storey on the east side. The interior has been modernized for shop conversions on the ground floor, while the upper storeys have not been seen.
