Description
12 Castle Place in Montrose is a later 19th-century, three-storey and attic, two-bay tenement that forms part of an irregular terrace. The building features a shop on the ground floor and a two-storey tenement at the rear. It is constructed from stugged and smooth sandstone ashlar, with the ground floor painted. There is a fascia and cornice above the ground floor, as well as an eaves cornice.
On the northwest elevation, the ground floor shopfront and pend entrance are divided by cast-iron attached columns with decorative capitals. The pend entrance is located to the right and has a timber gate. The shopfront to the left includes two-leaf panelled outer doors at the centre, flanked by plate glass windows. The first and second floors have two bays that slightly project, featuring stone mullioned bipartite windows. Above, there are two canted dormers.
The northeast elevation adjoins 9/11 Castle Place at the front (right) and has a two-storey wing extending southeast. The southwest elevation adjoins 14 Castle Place at the front (left) and includes a single bay of the front block in the close to the rear. There is a stone flight with a cast-iron balustrade leading to a round-arched entrance porch at the first floor, which has paired doorways with panelled doors and rectangular fanlights. There is also a single bay in the southeast-facing return to the left. The two-storey tenement at the rear has eight bays on the ground floor and eight bays on the first floor, with the second window to the left blinded. There are three four-panel doors with rectangular two-pane fanlights.
The building features timber sash and case windows, with some modern replacements among the plate glass. The roof is covered in grey slate, with a single pitch to the front and flat to the rear of the front block. The gables are coped, and there is a brick gable head stack to the northeast and an ashlar stack to the southwest.
The boundary walls consist of coped, squared rubble walls at the rear.
