12 High Street, Montrose

12 High Street in Montrose is a mid 18th century, three-storey house with an attic, featuring a gable front. It is part of an irregular terrace and has a shop on the ground floor, with a harled exterior and plain margins.

The east elevation, which is the principal front, includes a shopfront at ground level with a door and a narrow glazed light to the left, and paired plate glass windows to the right. The first and second floors are symmetrical with two bays each.

The north elevation is adjacent to 10 High Street, while the south elevation has three bays with irregular window placement. There is a door on the ground floor to the left and another door to the right, which has a rectangular fanlight above it. The first floor features windows to the left and right, and the second floor has a window in the center and another to the right, with a dormer above.

The west elevation is next to 14 High Street. The building has timber sash and case windows, a grey slate roof, stone skews on the east side, and a harled gablehead stack on the east. The interior was not seen in 1997.
