Description

22 Albyn Place in Aberdeen is a double villa built around 1830, featuring two storeys, a basement, and an attic. It is constructed from tooled coursed granite, with finely finished margins and a rough-faced base course. The building has ground and first floor cill courses, an eaves course, an eaves blocking course, and a parapet.

The north elevation is symmetrical, with a broad pilastered ashlar doorpiece at the center bay on the ground floor. Stone steps lead to the central doorway, flanked by doors to the returns and narrow windows on either side. Above, there are three windows on the first floor, and the parapet oversails. The flanking bays to the left and right have regular fenestration set in recessed planes, with modern skylights in the attic.

The west elevation features a gabled design with a single window at the center of the first floor. The south elevation is asymmetrical with four bays, including two windows in the center bays on the ground floor, a canted window in the left flanking bay, and a canted bay that extends through the basement, ground, first, and second floors on the outer left. The first floor has regular fenestration, with a rectangular dormer and a canted dormer in the attic.

The east elevation is also gabled, displaying irregular fenestration on the ground floor and a window at the center of the first floor. The building predominantly features timber sash and case windows, including small-pane upper sashes on the ground floor and lying-pane glazing on the first floor of the principal elevation. The roof is covered with grey slate and has lead ridges, with coped skews and blocked skewputts. There are corniced gablehead and wallhead stacks with octagonal and circular cans, as well as cast-iron rainwater goods.

The boundary walls consist of low walls to the north topped with railings shared with 21 and 24 Albyn Place, and high coped rubble walls at the rear.
