Description

12 Carden Place is a mid-19th century, two-storey villa with a basement and three bays. The building features coursed rough-faced pale grey granite, finely finished at the margins of the southeast elevation, while the rest is constructed from Aberdeen bond granite rubble. The basement floor is a darker grey, and there are base and dividing band courses, along with an eaves course and overhanging eaves.

The southeast elevation is symmetrical, showcasing a central doorway with an architrave and pediment. This doorway contains a panelled timber door topped with a decoratively leaded fanlight. The flanking bays on the ground floor have rectangular-plan windows, with bipartite windows in the basement and tripartite windows on the ground floor, along with narrow windows on the returns. The first floor features pilastered and entablatured windows, with a single window in the centre flanked by round-arched tripartite windows on either side.

The northeast elevation has Aberdeen bond rubble on the ground floor and Aberdeen bond ashlar on the first floor, with a gabled centre. The northwest elevation was not visible in 2000. The southwest elevation mirrors the northeast, with Aberdeen bond rubble on the ground floor and ashlar on the first floor, also featuring a gabled centre.

The villa predominantly has timber sash and case windows with geometrically leaded upper panes. The roof is piended with grey slate and lead ridges, and there are corniced wallhead stacks with octagonal cans, along with cast-iron rainwater goods.

The boundary walls include a cement-faced low granite wall to the southeast with granite coping, and brick-coped rubble walls for the remainder.
