Description
This is a two-storey seafront terrace house dating from approximately 1900, located on the western side of Downs Road in Newcastle, County Down. It has been converted into a restaurant and is now integrated with the adjacent property at number 38.
The symmetrical front (eastern) facade features a projecting porch positioned directly beneath a first-floor balcony. The porch has a timber panelled entrance door flanked by sidelights and a three-pane fanlight, all with Art Nouveau-style stained glass. Tall, narrow sash windows with segmental arch heads are located on either side of the porch. The balcony itself forms the roof of the porch and spans between full-height canted bays with hipped roofs. Each bay has sash windows with segmental arch heads at both ground and first floor levels. Moulded spring courses define both floors of the bays, with a more prominent course dividing the ground and first floors. Window bases are splayed rather than having cills. A segmental arch headed opening with glazed double doors, leading onto the balcony, sits between the bays at first floor level; the balcony is now fitted with modern wrought iron balustrading and a timber handrail. The facade is finished with rusticated render to the outer edges, lined render to the remaining areas, and a dentilled eaves cornice.
At the rear, a large, two-storey gabled return features two sash windows to the first floor and one to the ground floor. A single-storey lean-to addition to the gable has a sash window on its southern face and a sheeted doorway on its western face. A large two-storey lean-to extension, belonging to number 38, adjoins the northern façade of the return. A section of the rear facade, exposed on the right-hand side, has sash windows with a two-over-two design on both the ground and first floors. The rear facade and the return are rendered in plain finish.
The main roof is gabled and covered in natural slate, accented by coxcomb red clay ridge tiles. Two small cast iron skylights are present on the rear slope, along with two rendered chimney stacks. The southern chimney stack retains its original corbelling; the northern chimney stack may have been rebuilt and does not. The roof features octagonal chimney pots. The return roof is also slate covered, with a chimney stack at the gable. A mix of cast iron and PVC rainwater goods are utilized.
The terrace of which this house is part dates from approximately 1890 to 1900.
