Description

Lower Combe Farmhouse and Lower Combe is a farmhouse and agricultural building, now divided into two dwellings. The original core of the building dates to the late medieval period, with a ceiled structure added between the 16th and 17th centuries. An agricultural range was added later, and the front roof was raised, with refenestration, enlargement, and extensive alterations occurring in the late 20th century.

The building is constructed of chert stone random rubble, with a roughcast band below the eaves. It has a shallow-pitched double Roman tile roof on the front facade, while the left gable end has sole triple Roman tiles. A shallower-pitched extension rises to the right, with a brick stack situated between the second and third bays at the original gable end of the farmhouse. A tall stone stack with a moulded cap is set below the roof ridge to the right of the cross passage. A more recent, 20th-century stack is positioned below the roof ridge at what was formerly the gable end on the right.

The plan is oriented north-east to south-west, and the site slopes away to the southwest. It started as a single-ended open hall house, later ceiled into a three-cell and cross-passage layout, and was extended with an agricultural addition to the southwest and a 20th-century domestic addition to the northeast. The building is two storeys high and has 5 bays on the front with an additional bay to the right, all featuring 20th-century two- and three-light casement windows. A 20th-century entrance has been inserted in the second bay from the left, while a square-headed doorway and porch lead to the cross passage in the centre. Three window openings with wooden lintels are located to the right, beyond which is a double garage.

The interior of the northeastern half (Lower Combe) shows many original features despite extensive alterations. A stud and plank screen with a peaked head doorframe and two inserted and blocked openings is located to the left of the cross passage. A rear doorframe with moulded jambs and a renewed head has a probable 18th-century plank door. A peaked doorframe is on the right side of the cross passage. The hall contains a chamfered lintel to the fireplace, chamfered stone jambs, a stone oven opening with a keystone, unusual cyma recta moulded beams (partly renewed), and a wide, late medieval semi-circular headed door frame with a two-panel partition. The cill to the right is missing, and it is similar to those found at Quarkhill Farmhouse in Crowcombe.

On the upper floor, one pair of arch-braced jointed crucks is visible, with another pair reportedly surviving in the Lower Combe Farmhouse. A previous owner has traced the property back to 1325.
