Description

Bondleigh Wood Farmhouse is a farmhouse that likely has origins from the 16th century, with modifications made in the 17th century and an addition in the 19th century. The building features rendered cob walls and a hipped thatched roof, along with two rendered stacks—one axial and one at the left-hand end.

The original plan of the farmhouse consists of three rooms and a through-passage, with the lower end located to the left. It is uncertain if the house originally had an open hall due to lack of access to the roof; if it did, it was modernized and ceiled in the 17th century. The hall stack backs onto the passage, and both the lower and inner rooms were originally unheated. The small size of the inner room suggests it has always been used for secondary service purposes. An end stack was added to the lower room around the early 18th century, and in the 19th century, an outbuilding was added at the end of the inner room.

The exterior of the farmhouse is two storeys high, with a long asymmetrical front featuring five windows from the 19th and 20th centuries, which include wooden casements with one, two, and three lights, some of which have small panes. To the left of the centre is a passage doorway with a 19th-century plank door, while a 20th-century part-glazed door leads into the former outbuilding at the right-hand end. A 20th-century lean-to is present in front of the left-hand end.

Inside, the hall has chamfered cross beams with hollow step stops. At the higher end of the hall, there is a plank and muntin screen that divides it from the inner room, featuring mason's mitres and high hollow step stops above a bench. At the lower side of the passage, there is a partially exposed plank partition. The lower room also has chamfered cross beams with hollow step stops, along with a small open fireplace that has a plain wooden lintel and an oven. Although the roof was not entirely accessible during the survey, the feet of two early trusses are visible over the hall on the first floor, with threaded purlins, suggesting they may date back to the medieval period.
