Description

A pair of houses, dating to around 1835, which are now a public house and shops. The buildings are likely constructed of stuccoed stone rubble, with slate roofs hidden by hipped forms and central valleys. Brick gable end stacks are present. The original layout was symmetrical, featuring double-depth houses with a pair of adjoining doorways in the centre and principal front rooms to the left and right. The house on the left, now the Kings Arms, has a veranda with a first-floor balcony and a single-storey extension added in the 19th century, possibly when it was converted into a public house or inn. The house on the right, Clifton House Stores, has a 20th-century bay shop window on the ground floor and now serves as shop premises. The front elevation is arranged with a 2:2 window layout, originally symmetrical, with a band delineating the first and second floors and a parapet with a cornice. First-floor windows are set within moulded architraves. Most windows have been replaced; the ground floor window on the left retains its original sash with glazing bars, the first floor has French casements, and the second floor has replacement 12-pane sashes. The first and ground floor windows of Clifton House Stores to the right have been replaced with 20th-century plastic windows, and the ground floor includes a 20th-century wooden bay shop window. The Kings Arms features an elaborate cast-iron veranda with a balcony above, supported by moulded columns with ornate capitals and open ironwork spandrels, balustrades, and cresting over a cast-iron eaves gutter. A pair of original stuccoed porches are centrally located; the Kings Arms has a late 20th-century glazed door, while Clifton House Stores’ porch has infilled sides and a glazed door. A single-storey late 19th-century extension is situated on the left side, featuring a canted bay window and a doorway in a splayed corner with a late 20th-century glazed door. The rear elevation, overlooking the sea, has been significantly altered with substantial extensions. Only the ground-floor shop and bar areas were inspected, revealing no original features.
